Landlord boiler duties explained
A plain-English summary of what the Gas Safety (Installation and Use) Regulations mean for landlords.
- Have every gas appliance and flue checked annually by a Gas Safe engineer
- Give tenants a copy of the record within 28 days (or at the start of a tenancy)
- Keep records for at least two years
- Maintain appliances and pipework in a safe condition at all times
- Deal with reported faults promptly — heating and hot water are essential services
